There are three categories of uses, permitted <br /> uses, non-permitted uses and Special Uses. , <br /> • <br /> Permitted uses are uses that are allowed in a particular district; non- <br /> permitted use are not allowed under any conditions and Special Uses are allow,- <br /> ed in a particular district if certain precribed Criteria are met. Special <br /> Uses because of their inherent nature, extent and external effects require <br /> • - , . <br /> greatbrcare in the control of their location and methods of operation, than <br /> permitted used require. The ordinance states that before any application for <br /> Special Use shall be approved: <br /> a) The applicant shall have the burden of establishing, by competent <br /> material and substantial evidence, the existence of the facts and <br /> conditions which this ordinance requires for approval.
