The property is shown on Tax :lap 17; Lot 13F, <br /> it is a 6.32 acre lot. The property is located on Wilson <br /> Itaad, a private street.St does not have frontage on a state <br /> maintained road. The Orange County Health Department has <br /> denied an Improvements Permit for this property. <br /> IMPACT- ^ � This Proposed Rezoning is not compatible with the Land Use <br /> Plan, because it is not at a node. The intensity of dev- <br /> elopment allowed under the GC-4 designation would be inap- <br /> propriate at this location. The proposed request does <br /> not meet any of the!Application Criteria for GC-4 set forth <br /> in the Zoning Ordinance. The criteria are: The site is <br /> within an area designated as either Co--mercial or Industrial <br /> Transition Activity Nodes, by the adopted Land Use Plan, <br /> in Eno or Hillsborough Tovmships. Water and sewer mains <br /> exist at the site or are to be made available as part of <br /> the development, process or the lot size for individual uses <br /> are appropriate to the method of water supply and sewage <br /> disposal. All property to be designated for new development <br /> under this classification shall have direct access to major <br /> collector streets, as designated by the adopted Land Ilse <br /> Plan.
