This lot is <br /> located on Highway 70 near the intersection of state road 1002 <br /> (Saint Mary's Road) and U.S. 70, in the Orange Rural Fire <br /> District, The property is shown on Hillsborough '?bwnship <br /> Tax Map 22 Block @ part of Lot 91. The traffic counts <br /> in this area are 6250 daily trips on highway 70 and 1600 <br /> trips on Saint Mary's Road. <br /> IMPACT; The intersection of Highway 70 and Saint Mary's Road is <br /> designated as a Commercial Transistion Node in the Land Use <br /> Plan. The NC--2 District allows appropriate type develop- <br /> nent according to the Land Use Plan. The 4 acre tract <br /> has Orange County Health Department approval for a septic <br /> tank, installation. The impact of this request on traffic <br /> conditions would be moderate. %.he zoning on the remainder <br /> of the tract should not he changed unless the request is <br /> handled under the Planned Development section of the Zoning <br /> ordinance. This request meets the following application <br /> criteria for the NC-2 district as set forth in the Zoning <br /> Ordinance.
