There are 2 lots proposed out of 14.99 acres. <br /> Both lots will have state road frontage. The lot sizes meet <br /> the minimum standards of the Zoning Ordinance and Subdivision <br /> Regulations. This tract is located in the Cane Creek Watershed <br /> and Efland Fire District. <br /> IMPPCT: The proposal meets the existing standards for lot size and is <br /> boardered by residential, wooded and agricultural land. This <br /> area is designated water supply watershed and development <br /> with the lot sizes proposed would have minimal impacts. <br /> RECOnIENDATTow: The Planning staff recommends approval with the large lot <br /> sizes proposed and with one condition: a drainage easement • <br /> should be placed on the stream with the width to be determined <br /> by the Erosion Control Officer. <br /> The Planning Board unanimously recommends approval with the <br /> above condition 5/17/82 <br />
