Margaret Lane <br /> Hillsborough, NC 27278 <br /> RE: 'Hickory Hill' ; Concept 11 <br /> Realtors; Old 86 <br /> Dear Mr. Cannady: <br /> The Carrboro Planning staff presented the major subdivision <br /> on Old 86 to the Planning Board on May 6, 1982. The Planning <br /> Board has requested that they be notified of all Courtesy <br /> — Reviews that come to the Planning Department. <br /> The Carrboro Planning Board did not make any specific <br /> recommendations on this site plan. After a brief discussion <br /> the Planning Board recommended that the staff respond to the <br /> review request. <br /> The following comments are based upon our Land Use Ordinance <br /> requirements: <br /> 1) The application is incomplete based upon the infor- <br /> mation shown on the site plan. <br /> 2) If this site were within our jurisdiction, then a <br /> major subdivision would require a Conditional Use Permit <br /> from the Board of Aldermen and Final Plat approval before <br /> lots can be sold or building permits issued. <br /> 3) A minor paved street with a minimum pavement width <br /> of 20' and a 50' right-of-way would be required. This <br /> requirement applies when a street served more than three <br /> residential lots or three units, The Town does not <br /> wish to be put in the position of having to pave streets <br /> in areas that are annexed in the future; however, the <br /> site in question is far enough out so that annexation <br /> is a remote possibility at the present time.
