There are 6 lots proposed out of 41.9 acres. <br /> The proposed road is to be constructed to Private Class B <br /> standards. The it sizes meet Orange Opunty's minimum <br /> requirements. The tract is designated Rural Buffer in the <br /> Land Use Plan and is located in the Orange Grove Rural. <br /> And South Orange Fire Districts. <br /> IMPACT: The proposal is bordered by residential development and <br /> other large tracts of land. There is a gas company right-of- <br /> way and underground pipeline that passes through the <br /> property, however with the large lot sizes, this would <br /> not be affected. This area is designated Rural Buffer and <br /> development would have minimal impacts. <br /> RECOMMENDATION: The Planning Staff recommends approval with the following <br /> requirements: <br /> 1. The private road easement be extended to the western <br /> property Use of the tract. <br /> 2. That lots not having Health Department approval be <br /> combined or listed properly on the final plat. <br /> 3. The name of the Subdivision be changed to keep from <br /> duplicating or being similar to previous recorded <br /> subdivisions. <br /> The Pianning Soard unanimously recommends approval with the above <br /> conditions 5/17/82 <br /> . , ---------- <br />
