-7- <br /> • 1 <br /> until they shall be so repaired; and the tenancy shall not be <br /> terminated unless such repairs shall require more than sixty <br /> days, in which case tenant shall have the option of vacating <br /> the premises, provided always, that there shall be no such <br /> cessation of rent if the damage shall have been the result of <br /> the negligence, default, or willful act of the tenant or his <br /> agents or employees. <br /> 6. Tenant shall give to lessor prompt written notice of <br /> any accidents to, or defects in, the water pipes, electric wires, <br /> or heating apparatus, to be remedied by lessor with due diligence. <br /> 7. The lessor agrees that the tenant shall enjoy said <br /> 1; premises during said term free from adverse claims of any person, <br /> and that the lessor will pay all taxes and assessments that shall <br /> be levied upon the same, except such taxes as said tenant shall <br /> be primarily liable for. If the said tenant shall neglect to <br /> make any payment or rent when due within ten days after the same <br /> I is due, or shall neglect to keep or perform any condition herein <br /> on his part, to be kept or performed, or shall violate any pro- <br /> vision of this lease, or the rules and regulations hereunto <br /> annexed and made a part hereof, then the lessor without any <br /> I previous notice or demand may terminate this lease and require <br /> I the tenant to vacate the said rooms hereby leased, or the lessor <br /> • 1 may enter the premises and expel the tenant therefrom without <br /> prejudice to other remedies; notice to quit possession and every <br /> 1 ether formality is hereby waived in case of any such default <br /> Ior breach of this lease or said rules and regulations. <br /> 8 .
