Tenant will during the term keep and at the expiration <br /> thereof deliver up the said premises in as good order and condi- <br /> tion as when said tenant took possession, reasonable wear and <br /> tear and damage by accidental fire alone excepted, nor shall the <br /> tenant or his employeeS or servants mar, deface or injure the <br /> i walls of said premises, and any and all damages occurring to the <br /> building or fixtures by the tenant, or tenant's employees in <br /> moving in or out of same, shall be borne and paid for by the <br /> tenant and paid for immediately, and any and all damages or <br /> • injuries done by the tenant, his employees, servants or visitors, <br /> I however caused, either to the building or fixtures, or to any <br /> other tenant, or by the escape of water,esteam, gas or other <br /> substance caused by negligence of tenant, his employees, servants <br /> or visitors shall, be borne by the tenant and paid for immediately <br /> after its occurrence, and all alterations, additions or improve- <br /> ments made by either of the parties hereto upon the premises <br /> except movable office furniture put in at the expense of the <br /> tenant, shall be the property of the lessor, and shall remain <br /> • <br /> upon and be surrendered with the premises at the termination <br /> of this agreement and lease, <br /> 4. It is agreed that the lessor shall not be liable for <br /> any damage or injury to property of person from any source what- <br /> . soever or at any time, in the leased premises or building, from <br /> steam, gases,electricity, water or rain, or from defective <br /> plumbing, pipes, wiring or defective machinery or equipment or <br /> carelessness in operation, as the rental herein charged is made <br /> on a basis of the tenant and his servants, employees and visi- <br /> tors <br /> assuming for themselves such risk. <br /> 5. If during the term the demised premises shall be <br /> I damaged by fire or the elements, they shall be repaired by the <br /> 1 <br /> ,HAmotcplmimel lessor with all reasonable diligence; and in case they shall <br /> ^-1nmert&r 1_,AW <br /> be so badly injured that they cannot be repaired with such <br /> 4 <br /> 0115 <br /> diligence so as to be fit for occupancy within thirty days from <br /> such injury, the rent shall cease from the date of the injury <br /> _ _ <br />
