That parking should <br /> be off of the travel surface of the road. The road width <br /> could be reduced if this is done. There should be a minimum <br /> of 2 spaces per unit located on the site plan. The surface <br /> treatment of the road should be such that there would be no <br /> dust. <br /> 4. The swimming pool is a good improvement for this type develop- <br /> ment. There should, however, be some additional improvements. <br /> Bathroom facilities need. to be built at the pools, including <br /> a drinking fountain. Two tot lots should be rpovided, one <br /> at each end of the development. This would allow young children <br /> to stay much closer to home. The usual play equipment should <br /> be supplied, swings, slide, bars, etc. are good examples. <br /> There is no indication of when the swimming pool and other <br /> improvements will be completed. Staff feels all improvements <br /> for the project should be installed before the last section <br /> of units is ready for occupancy. <br /> S. Two dumpster locations are proposed for the project. The <br /> dumping schedule is supposed to be twice weekly. Staff feels <br /> • at least one more dumpster is necessary. Presently some re- <br /> sidents will have to go over 500' to get to a dumpster. The <br /> dumpsters should be emptied at least twice per week. The lo- <br /> , <br /> cations should also be more carefully chosen so that units <br /> located near the dumpsters are not overcome in the summer by <br /> odors. <br /> 6. No street names are indicated nor unit numbers assigned on <br /> the site plan. The Staff feels that each drive should be <br /> identified and a street sign erected at the corners. Each <br /> unit should have a number assigned to it and the same number <br /> marked at the unit in a manner visible from the drive. <br /> Conclusion <br /> Staff feels that there is a need for mobile home spaces in <br /> Orange County and that building them in areas with water <br /> and sanitary sewer provides good protection for residents <br /> and the County as a whole. The staff further feels that <br /> there are serious short comings in the Timbers proposal and <br /> these short comings should be addressed in a redesi-ned <br /> proposal, rather than as imposed conditions on this sub- <br /> mittal. It should also be understood that all spaces are <br /> for rent and cannot be sold under any condition. <br /> 33 <br />
