7.14.3 Site Planning <br /> a) External Relationships! <br /> The site plan should show how the <br /> development will provide protection <br /> for the development from potentially <br /> adverse surrounding influences and <br /> provide protection for surrounding <br /> areas from potentially adverse in- <br /> fluences within the development. <br /> 1. Principal access points shall be <br /> designed to encourage smooth <br /> traffic flow. Street layout <br /> shall not connect minor resi- main access does not connect minor <br /> dential streets with collector <br /> streets, <br /> 2. Access for pedestrians and motor <br /> cyclists shall be safe and con- <br /> venient. Where there are street <br /> crossings, they shall be so loca- <br /> ted as to be safe, shall be marked <br /> and controlled. <br /> 3. Protection of visibility at inter- <br /> sections. Shall be as set forth in <br /> Article 6. 1. Principal access points. Generally, <br /> vehicular access to the site is good <br /> and allows smooth traffic flow. There is no pe- <br /> destrian circulation indicated on the <br /> site plan. <br /> 2. Pedistrian access. There is no <br /> pedestrian access; or vehicular- <br /> pedestrian separation indicated on <br /> the site plan. <br /> 3. Protection of visibility at inter- <br /> sections. Visibility at the exter- <br /> nal intersection is good and unob- <br /> structed. <br /> 4. Uses adjacent to single family dis- 4. Uses adjacent to single family dis- <br /> tricts. This section requires a <br /> permanent 100' buffer on lot sizes <br /> within the district equal to the <br /> adjacent residential district, <br /> 5. Yards, fences, walls or vegetative <br /> screening. The vegetative screening <br /> propbsed for this development is as <br /> shown on the site plan. <br />
