The basic landscaping is <br /> designed for low maintenance, although the tenants will be allowed to <br /> enhance their own landscaping. <br /> -The applicant is going to provide you with the $490-00 submittal fee. <br /> We are aware that the planning staff's opinion is that the project does not <br /> provide enough screening either internally or on the perimeter. Our opinion <br /> is different. The interest is to provide a clean, well-constructed and well- <br /> managed mobile home park for a low cost. The proposed rental rate is $50.00 <br /> per month. There is a great demand for this type of housing. But if the density <br /> is decreased, the cost of land and improvements associated with each individual <br /> site increases in inverse proportion. The reduced building to building set- <br /> backs we propose do not pose a public health or safety problem; the greater <br /> density affects only the visual impact of the project, which is an aspect that <br /> a prospective tenant can take into account and accept for himself. As far as <br /> impact on adjoining property is concerned, the site is largely bordered by <br /> interstate highway and the applicant himself.
