Box 2896 ' <br /> Chapel Hill, N.C. 27514 <br /> Dear Mr. McAdams, <br /> I have had the opportunity to review your submittal for The <br /> Timbers (Mobile Some Park). The following information must be supolied <br /> in your application before the submittal can be considered complete <br /> and accepted by this department. <br /> The following figures and items need to be provided, the definitions <br /> and fOrmulas can be found in Articles 5 and 6. <br /> - net land area of site <br /> - gross land area of site <br /> - residential land area <br /> - maximum residential, floor area allowed on site <br /> - minimum open space required on site <br /> - minimum recreation space required on site <br /> - type and number of units on site <br /> - number of parking spaces required - number provided on site <br /> The site plans for The Timbers should be revised and expanded to include <br /> the following information as required in Articles 6 and 7 of the Zoning <br /> Ordinance: <br /> - Sanitary sewer layout for The Timbers with the indication <br /> of size and type of lines. <br /> - Water layout to the lots with the indication of size and <br /> type of lines. This layout will also show the location <br /> Of fire hydrants on the site (located so that no lot is <br /> is any more than 500' by road from a hydrant. <br /> - Road names and road signs according to Orange County <br /> standards. Call the Planning Department to confirm <br /> names to avoid duplication with other existing names. <br /> - Show pedestrian circulation within the development <br /> especially building to building, building to trash <br /> containers, and building to recreation areas. <br /> - Make sure that the mobile homes can meet the building <br /> to building setbacks in 6.12.3. <br /> - Figures for maximum residential floor area permitted <br /> based on site area; and amount of floor area. <br /> 7 <br />
