The current portion <br /> of the development for which approval is now sought is only that portion of <br /> the development at the west end of the property which is bordered by a heavy <br /> line and indicated to be The Timbers. <br /> APPROPRIATENESS OF THE PROPOSED DEVELOPMENT <br /> The Timbers Mobile Home Park will be developed to a density of about 6.2 units <br /> per acre. The balance of the total tract is shown with development in the <br /> range of 6 to 8 units per acre. Development to this density is appropriate <br /> for this site for several reasons. The site is extremely well located from <br /> the standpoint of access. It is very close to Orange Grove Road, yet it is <br /> buffered from the road by some internal buffering as well as some existing low <br /> density residential uses to the south of the site. Orange Grove Road leads <br /> directly into Hillsborough. Access to 1-85, or travel to Durham to the east <br /> or Burlington to the west, is excellent. Access on State roads to west <br /> Hillsborough, where several of the residents are likely to be employed, is also <br /> quite good. <br /> The site is also very well located with respect to utilities. As described <br /> above, the Town of Hillsborough water and sewer already exist on Orange Grove <br /> Road, and this development will not over burden those existing utilities. <br /> Because of the existence of these utilities, and the considerable difficulty <br /> with respect to providing sewer service in so many other areas of the county, <br /> it is particularly appropriate that this site be developed for high density <br /> residential use. <br /> 6 <br />
