In addition, a fifty-foot (25 <br /> feet each side) drainage easement will be required <br /> along the intermittent stream extending southeast <br /> from La Mesa Lane to the property boundary. When the <br /> lot lines and stream are surveyed, the width of the <br /> easement may be reduced if approved by Erosion <br /> Control. <br /> - Orange Soil and Water Conservation Staff has <br /> reported soils with severe limitations for septic <br /> tank absorption fields and for dwellings. These <br /> soils are located along the streams and will be <br /> protected by the required drainage easements. <br /> Due to the location and size (155.53 acres) of an <br /> adjacent undeveloped parcel, the Planning Staff <br /> recommends a stubout at lot 12 across from Cortez <br /> Court. Since lot 12 does not have a perc site, the <br /> stub-out will not interfere with lot development and <br /> will facilitate future vehicular circulation. A stub- <br /> out to the east will not be necessary due to the <br /> proximity and alignment of NC highway 57 and Bacon <br /> Road (SR 1531) . <br /> On June 19, the Planning Board discussed the <br /> preliminary plan for La Mesa and recommended <br /> approval with the following conditions: <br /> 1. Dedicate 10' x 70' sight triangles at road <br /> intersections. <br /> 2. Indicate treatment of the existing "pond" on lot <br /> 51 on the grading/erosion control plan. <br /> 3. Provide a fifty-foot (25 feet each side) <br /> drainage easement along the intermittent stream <br /> extending southeast from La Mesa Lane to the <br /> property boundary. When the lot lines and <br /> stream are surveyed, the width of the easement <br /> may be reduced, if approved by Erosion Control. <br /> 4. Combine lots and/or find additional sites for <br /> septic tank disposal to address Health <br /> Department comments. <br /> 5. Provide a 50' public right-of-way stub-out to <br /> the western property line in the vicinity of <br /> lot 12 aligned with Cortez Court. <br /> 6. Dedicate to public use (Orange County) the <br /> right-of-way for the stub-out. Provide a deed <br /> to the County and label the stub-out as <br />
