48 <br /> • 21. If McLennan's Farm Road is to be extended, the <br /> cul-de-sac right-of--way must revert to the <br /> adjoining property owners. A sign must be posted <br /> at the end of the cul-de-sac indicating possible <br /> future road extension. A notation must be placed <br /> • on the plan indicating same. <br /> 22. Grading on the site shall be kept to a minimum, <br /> and existing vegetation shall be retained wherever <br /> • possible. All plans for drainage, soil erosion <br /> • and sedimentation control shall be reviewed and <br /> • approved by Orange County before the Special <br /> Use Permit is issued. In addition, Orange County <br /> shall inspect the installation of control devices <br /> and the on-going work for the total project. The <br /> • project shall at all times meet the requirements <br /> of the Orange County Soil Erosion and <br /> Sedimentation Control Ordinance. <br /> 23. Lot line dimensions must be denoted on the plans. <br /> 24. Payment-in-lieu of dedication of recreation/open <br /> • space must be submitted in the amount of $1076.00. <br /> • The exact nature of the recreation activities must <br /> be denoted on the plan, including the location and <br /> type of exercise stations and the potential use of <br /> the open play area. All recreation facilities <br /> shall be constructed as shown on the approved <br /> plan. <br /> • 25. The 12-foot utility easement must be labeled as a: <br /> • utility and pedestrian access easement on the <br /> site plan. Pedestrian crosswalks must also be <br /> • provided where the jogging trail intersects <br /> McLennan's Farm Road. <br /> 26. All electricity, telephone and cable television <br /> • (CATV franchised by Orange County to serve the <br /> development) utilities shall be installed <br /> • underground. All necessary easements to permit <br /> said utility installation, servicing and hook-up <br /> to the development and to each unit within the <br /> • . <br /> development shall be provided at no cost to the <br /> utility. <br /> 27. Provide a legal description of the property to the <br /> • Planning and Inspections Department to complete <br /> the application. <br /> 28. All signs shall be erected in compliance with <br /> • Articles 9 (Signs) and 7.14 (PD-H) of the Orange <br /> County Zoning Ordinance following issuance of <br /> required sign permits. No sign may be erected in <br /> the sight triangles for the entranceways to the <br /> development. <br />
