47 <br /> field and repair area to limit vehicular and <br /> pedestrian access and prevent compaction of soils. <br /> The location of the nitrification field with <br /> respect to the intermittent stream shall be <br /> denoted on the plan. Excepting those structures <br /> used to house facilities associated with the <br /> sewage disposal system, no other permanent <br /> structures shall be built on the nitrification <br /> fields or on the designated reserve area. <br /> 13. Before a Special Use Permit is issued, documents. <br /> pertaining to the creation and operation <br /> • of restrictive covenants and a homeowners <br /> association must be submitted to and approved by <br /> the County Attorney. The documents shall identify <br /> all improvements which will be owned by and/or <br /> will be the responsibility of the homeowners <br /> association to operate and maintain, including the <br /> estimated annual cost for same. In addition to <br /> improvements, all permanent devices installed for <br /> the purpose of erosion control shall also be the <br /> responsibility of the homeowners association. <br /> 14. 30-foot drainage easements (15 feet each side <br /> of stream) must be shown on the site plan <br /> and erosion control plan on Lots 10 and 13 <br /> adjacent to the intermittent stream and spring. <br /> The water level of the existing pond on Lot 6 must <br /> also be designated on these plans. <br /> 15. Tree protection areas must be delineated on the <br /> plan as required by Section IV-B-8-c-1 of the <br /> Subdivision Regulations. Proposed street trees <br /> must be located a minimum of 15 feet from the edge <br /> of the 12-foot utility easement. <br /> 16. Construction plans for McLennan's Farm Road and <br /> George Poe Road, approved by the N.C. Department <br /> of Transportation and including stormwater culvert <br /> sines and hydraulic calculations, must be <br /> submitted to the Planning and Inspections <br /> Department. <br /> 17. Property lines are to follow the sight triangles <br /> at Bowden Road (SR 1946) , <br /> 18. Additional right-of-way is to be dedicated at the <br /> entrance island to accommodate a 6-foot wide <br /> shoulder and ditches with a 2:1 slope. <br /> 19. Sight triangles are to be dedicated at the <br /> intersection of George Poe Road and McLennan's <br /> Farm Road. <br /> 20. Access to Lots 8, 9, 10 and 11 is to be limited to <br /> George Poe Road and shall be so noted on the site <br /> plan. <br />
