The provision of lot sizes and <br /> building setback lines greater than <br /> required by ordinance provisions; <br /> (The building setbacks shown on the <br /> preliminary plan are the minimum required; <br /> however, the private road justification <br /> provides for larger setbacks, 30' and 50' . <br /> All of the lots in the subdivision are larger <br /> than the 2-acre minimum size required by over <br /> 3, 5, and 9 acres. ) <br /> b. The retention and/or provision of <br /> landscaping and use of clustering of <br /> dwelling units to screen the view of <br /> the subdivision from public roads <br /> and/or maintain a wooded or forested <br /> character; <br /> (The site is mostly open pasture.
