It is designated as Agricultural <br /> in the Land Use Element of the Joint Planning Area Land <br /> Use Plan. The zoning is Rural Buffer and Protected <br /> Watershed II. Adjacent land uses are residential and <br /> agricultural. In 1987, the traffic count for Old <br /> Greensboro Highway was 1700 trips per day. That road is <br /> designated as an arterial in the Comprehensive Plan. No <br /> traffic count information is available for Bowden Road. <br /> The tract contains a total of 38.846 acres. Five (5) <br /> residential lots are proposed which average 7 . 1 acres <br /> in size. The lots will be served by individuals well <br /> and septic tanks. The applicant has requested that a <br /> Class B private road be permitted to access the five <br /> lots. The private road justification and the Staff <br /> evaluation are attached. <br /> All applicable agencies have reviewed the preliminary <br /> plan. The NC Department of Transportation has <br /> recommended that sight triangles be added to the <br /> entrance.
