13 <br /> c\ The tract contains 24.06 acres. Twenty three --- <br /> (23) lots are proposed, each to be served by <br /> individual wells and septic tanks. A public road <br /> constructed to State standards is proposed to <br /> serve the subdivision. <br /> The lots are numbered from 3 to 25. Lots 1 and 2 <br /> were approved as a minor subdivision (Section <br /> One) . <br /> The preliminary plan has been reviewed by all <br /> applicable agencies. <br /> Orange Soil and Water Conservation Staff indicated <br /> the site has Georgeville soils with a 2 to 6% <br /> slope. This soil has moderate limitations for <br /> septic tanks and building sites due to slow <br /> percolation and clayey soil. <br /> The N.C. Department of Transportation has <br /> indicated that the proposed horizontal alignment <br /> appears to meet minimum standards and the sight <br /> distance is adequate. Unless there is a master <br /> plan showing the extension of "Dawn Drive" , a <br /> permanent cul-de-sac will be required. <br /> The Health Department has indicated that lots <br /> 3 through 25 have usable areas for septic tanks. <br /> Lot 15 is approved for a 2 bedroom house only. A <br /> note is included on the Preliminary Plat <br /> indicating the restriction of Lot 15. <br /> The Orange County Erosion Control Officer has <br /> indicated that the subdivision meets the <br /> ordinance requirements for stormwater <br /> management. <br /> • The concept plan was approved by the Planning <br /> Board on April 4, 1989 with two conditions: <br /> 1. Lots 3 and 25 must receive access from the <br /> subdivision road. <br /> A note has been included on the <br /> preliminary plan that complies with this <br /> condition. <br /> 2. A temporary cul-de-sac must be shown on <br /> the preliminary plan to provide for a <br /> turn-around until the adjoining property is <br /> developed and the road is extended. <br /> The Department of Transportation has indicated <br /> a permanent cul-de-sac is needed unless there <br /> 1 <br />
