2 <br /> "Dawn Drive" , a permanent cul-de-sac will be required. <br /> The Health Department has indicated that lots 3 <br /> through 25 have usable areas for septic tanks. Lot 15 <br /> is approved for a 2 bedroom house only. A note is <br /> included on the Preliminary Plat indicating the <br /> restriction of Lot 15. <br /> The Orange County Erosion Control Officer has <br /> indicated that the subdivision meets the ordinance <br /> requirements for stormwater management. <br /> The concept plan was approved by the Planning Board on <br /> April 4, 1989 with two conditions: <br /> 1. Lots 3 and 25 must receive access from the <br /> subdivision road. <br /> A note has been included on the preliminary plan <br /> that complies with this condition. <br /> 2. A temporary cul-de-sac must be shown on the <br /> preliminary plan to provide for a turn-around <br /> until the adjoining property is developed and the <br /> road is extended. <br /> The Department of Transportation has indicated a <br /> permanent cul-de-sac is needed unless there is a <br /> master plan showing the extension of Dawn Drive. <br /> On July 17, 1989 the Planning Board recommended <br /> approval of the preliminary plan for Section Two of <br /> The Wilson Place with a public road built to state <br /> standards and the conditions listed in the attached <br /> Subdivision Approval Permit. <br /> RECOMMENDATION: The Administration recommends approval of the <br /> Preliminary Plan for Section Two of the Wilson Place <br /> per the Planning Board recommendation. <br />
