INTEROFFICE MEMORANDUM 16 <br /> TO Eddie Kirk, Planner II <br /> FROM: Paul K. Thames, County Engine:RTIR'N-- <br /> DATE: June 26 , 1989 <br /> SUBJECT: Four Birches Subdivision <br /> I have reviewed the preliminary plat for the above <br /> referenced pr:ject and I have the following comments: <br /> 1 . Both private drives are fairly steep with slopes at <br /> approximately 10 percent. With roadside ditches <br /> this is may cause a problem with erosion if ditch <br /> lining is not used. In the case of Gonny Drive, it <br /> will probably be necessary to use drainage easements <br /> along the common line of lots 3 and 4 . <br /> 2. Drainage easements may need to be specified for the <br /> two major natural channels existing on lots <br /> 3 , 4 , 9, 10, 11 , 15 , and 16 to prevent building <br /> within those channels. <br /> 3. Lot 9 appears to have a very limited building and <br /> septic field area due to the existing drainage <br /> channel . <br /> 4 . Lots 5 & 6 could be better oriented with the common <br /> line between running east-west to alleviate sheet <br /> flow from lot 6 running onto lot 5. The sheet flow <br /> may also be a problem on lots 1 & 2; 7, 8, & 13 , and <br /> 12 & 15, but is not as easily corrected. <br /> If I may be of additiOnal assistance, please advise. <br /> PT/Ito <br /> MEK6-26 <br />
