• <br /> • <br /> • <br /> 9 <br /> January 11 , 1989 <br /> • <br /> PRIVATE ROAD JUSTIFICATION <br /> We are requesting Class B private roads for the development <br /> of 46 acres as shown on the accompanying sketch plan. <br /> Locations : Little River Township at the northeast intersection <br /> of State Road 1536 and State Road 1537 , Orange County tax map <br /> #1 . 13. .5. <br /> Reference Section IV-B-3-d-1 (ammended 4-4-88) , pages 30 and 30A <br /> of the Orange County Subdivision Regulations: <br /> 1 . Bill Poole Road (State Road 1536) and Hopkins Road (State <br /> goad 1537) are gravel roads. We believe that Class B <br /> private roads would be in harmony with the rural character <br /> of this area of the county and less disruptive of the <br /> existing fields and woods. <br /> a. Although Little River Township is unzoned, we anticipate <br /> requiring setbacks of 40 feet on the front and 20 feet <br /> on the sides and rear. <br /> b. Restrictive covenants would require a 50 foot buffer <br /> along Public Roads where there are existing woods and <br /> access only from private roads for those lots with <br /> double frontage. Existing wood fence will be <br /> maintained. <br /> c. Greater than minimum lot size will help to preserve <br /> existing fields and woods. Lot design will be such as <br /> to help maintain the open feeling of farmland. <br /> d. Not applicable. <br /> • <br /> 2. We presume these roads would be accepted for state <br /> maintenance if built to state standards. <br /> 3. Restrictive covenants would restrict further division of <br /> lots. <br /> 4. Not applicable. Fees paid in lieu. <br /> 5. Not applicable. Not in watershed. <br /> • <br />
