The property is not
zoned and the Land Use Plan designation is
Agricultural Residential. Adjacent land uses are
residential and undeveloped (wooded) .
The total acreage of the tract is 45.85 acres.
Sixteen (16) lots are proposed with thirteen (13)
being served by two private roads. The other 3 lots
have frontage on the existing state roads. Bill Poole
Road and Hopkins Road are gravel state maintained
roads. Each lot will be served by individual wells
and septic tanks. The applicant has submitted a
private road justification for the two proposed Class
B private roads.
The justification and the Planning Staff's evaluation
are included with the attachments. The latest traffic
count indicated that in 1988 Bill Poole Road had an
average daily traffic count of 50 at the county line.
Hopkins Road has an average daily traffic count of 70.
The Planning Board reviewed and approved the concept
plan on April 17, 1989 with private roads.
