n1LJ <br /> 22 <br /> On April 17, the Planning Board approved the --- <br /> concept plan for Hickory Grove with a Class B <br /> private road and the following conditions: <br /> 1. On the preliminary plan, include joint <br /> driveways for lots 1 and 2, and lots 3 and 6. <br /> When the location of the old pond site was <br /> determined in the field, the road location and <br /> lot layout changed. A joint driveway has been <br /> • indicated to serve lots 2 and 3. Lot 1 will <br /> • have access restricted to Jo Mac Road; <br /> therefore the number of access points on <br /> Bethel-Hickory Grove Church Road have not <br /> increased from-the concept plan. <br /> 2. Restrict access of lots 4 and 5 to the <br /> private road. <br /> A note has been provided on the preliminary <br /> plan. <br /> 3. with the final plat, provide payment in lieu <br /> of dedication of recreation/open space in <br /> • accordance with Section of the <br /> Subdivision Regulations. <br /> A condition of approval will be included. <br /> 4. With the preliminary plan, provide drafts <br /> of the restrictive covenants and the Road <br /> Maintenance Agreement. Covenants shall <br /> include provisions for larger (50' and 30' ) <br /> setbacks, tree protection, and a prohibition <br /> on further subdivision of the lots. <br /> A draft of the restrictive covenants including <br /> provisions for road maintenance was submitted <br /> and forwarded to the County Attorney for <br /> approval. Tree protection and a prohibition <br /> on further subdivision were included. The size <br /> of the setbacks was left blank in the draft, <br /> but will be inserted in the final copy. <br /> - The Planning Staff recommends approval of the <br /> preliminary plan for Hickory Grove Subdivision <br /> with a Class B private road and the conditions <br /> • listed in the Subdivision Approval Permit an <br /> attachment to these minutes on pages ) . <br /> MOTION: Lewis moved approval with Staff recommendations. <br /> Seconded by Boland. <br />
