11 <br /> lot sizes, and/or other design features <br /> are proposed as part of a subdivision to <br /> be located in a Protected Watershed as <br /> designated on the Orange County <br /> Comprehensive Plan to reduce the amount <br /> of impervious surface and cause <br /> infiltration of storm water runoff to <br /> prevent the pollution of water supply <br /> reservoirs. <br /> (Large lots, open space, a gravel road, and <br /> tree protection are proposed to reduce <br /> stormwater runoff. Stream buffers are not <br /> required; however, a drainage easement has <br /> been provided as recommended by Orange County <br /> Erosion Control. ) <br /> EVALUATION SUMMARY: The proposed subdivision is located in <br /> the Rural Buffer and in the University Lake Watershed. Most <br /> of the other subdivision roads in the area are private and <br /> unpaved. The subdivision is not adjacent to an arterial or a <br /> c°llector. Large lots, larger setbacks, open space, tree <br /> protection, and a prohibition on further subdivision have <br /> been provided, as well as the required Road Maintenance <br /> Agreement and Restrictive Covenants. Furthermore, when <br /> developed, the road would not be accepted by the State for <br /> maintenance. The Planning Staff recommends that a Class B <br /> private road be allowed for Hickory Grove Subdivision. <br /> 1 <br />
