To: Orange County Planning Board U_IDICEIVErni <br /> 4 -115 -t5 I <br /> Subject: Falling Cedar — Subdivision <br /> AA19 (1. <br /> I am asking the Planning Board and the County Commissioners for <br /> approval to build a Class B private road. This private road will <br /> serve the eight lot Falling Cedar subdivision. <br /> I believe a private road to serve this eight lot subdivision is I <br /> justified for the following reasons. <br /> 1 . The rural character will be preserved because: <br /> A. Lot sizes will be 1.5 acres or larger. Set back from <br /> property lines will be considerably greater than the minimum <br /> reauired. Each home will be located 75' to 100 ' from property <br /> lines, this will be stated in the recorded restrictive <br /> covenants. <br /> B. The property is 100% wooded with hardwoods and pines. <br /> The wooded character will be maintained. Homes will not be seen <br /> from Dodsons Crossroads. <br /> C. The construction of a Class B road will substantially <br /> reduce the number of trees that will have to be removed. <br /> D. Restrictive covenants will include maximum clearing of <br /> each lot. Clearing will not exceed 20% of the total area. <br /> 2. The division of the property will be limited to eight lots <br /> which consumes the total 22 acres. The restrictive covenants <br /> which will be recorded will specify that none of the eight lots <br /> can be divided again thus ensuring a low density neighborhood. <br /> 3. The lot sizes will vary from a minimum 1.5 acres to 3+ <br /> acres. This is considerably more than the minimum required by <br /> the county subdivision regulations. There is a peaceful stream <br /> through the property that will be maintained with an additional • <br /> 50' added to the 100 ' buffer required. This will provide more <br /> space for the local wildlife (deer, fox, wild turkey, etc. ) <br /> within the subdivision. <br /> Other factors for justifying a private road are: <br /> A. Paved roods invite traffic which can be a security <br /> problem for the subdivision. <br /> B. Paved roads allow. more run off of surface water. <br /> • <br /> C.
