It is zoned Residential-1 and <br /> designated Rural Residential in the Land Use Element <br /> of the Comprehensive Plan. In 1987 the traffic count <br /> for SR 1102 near Highway 54 was 1400 trips per day. <br /> Adjacent land uses are residential. <br /> The total acreage of the tract is 21.76 acres. Eight <br /> (8) lots are proposed which average 2 .47 acres in <br /> size. These lots will be served by individual wells <br /> and septic tanks. Lots 1 and 7 will have easements on <br /> adjacent lots for septic drain fields. <br /> The applicant has submitted a private road <br /> justification for a new Class B private road to access <br /> the 8 lots. The written justification and the <br /> Planning Staff's evaluation are included in the <br /> agenda. Based on the character of the area in <br /> addition to the design, features included in the <br /> subdivision, the Planning Staff has concluded that a <br /> Class B private road would be appropriate on this <br /> site. The roads in The Trails are the only public <br /> paved subdivision roads in the area. The roads in <br /> Sunnyfield, Pickards Mountain, Western Park, Five <br /> Forks, Twin Streams, Forest Knolls, and Covered Bridge <br /> are private and unpaved. <br />
