Several of the subdivision applications <br /> presented to the Commissioners on August 1, 1989 include <br /> conditions for public right-of-way dedication and acceptance. <br /> Offer of Dedication <br /> The dedication of public right-of-way can be accomplished by <br /> designation as such on a recorded plat. It has been the <br /> practice of Orange County to require that the word "public" <br /> appear in the designated right-of-way, or that there be a <br /> statement on the face of the plat indicating a public <br /> dedication. Notation on the plat constitutes an offer of <br /> dedication. <br /> It is recommended that the words "irrevocable offer of <br /> dedication to public use" appear on the plat in addition to, <br /> or in place of the word "public" . <br /> If all phases of a subdivision are not recorded within <br /> required time limits and the preliminary plat expires, then <br /> the offer of dedication may no longer be valid. For this <br /> reason, the Administration has included a condition in the <br /> Wilson Place subdivision to require dedication of all of the <br /> right-of-way on the Final Plat for the first Phase. In the <br /> future, this requirement will be recommended for all <br /> subdivisions to be recorded in phases. <br /> Acceptance of Dedication <br /> If no public agency formally accepts the irrevocable offer of <br />
