She noted that all the conditions on <br /> that approval form are to be written into a <br /> separate document and recorded along with the <br /> final plat as opposed to including all such <br /> information on the plat. This would take care of <br /> the "clutter" on plats that has been a concern of <br /> Land Records. <br /> The property is located on the north side of <br /> Whitfield Road (SR 1731) one half mile west of <br /> Erwin Road (SR 1734) in Chapel Hill Township. The <br /> tract being subdivided is part of a 50.33 acre lot <br /> separated by Whitfield Road with approximately 39 <br /> acres on the south side. The portion on the north <br /> • side is being combined with half of an adjacent <br /> lot for a total of 15.4 acres. This tract also <br /> includes the right-of-way for Pauline Drive, an <br /> existing Class B private road. <br /> The Joint Planning Area Land Use Plan designation <br /> is Rural Residential. The property is zoned Rural <br /> Buffer. Adjacent land uses include residential <br /> lots, the New Hope Fire Station, and Duke Forest. <br /> The 1986 traffic count for Whitfield Road, which <br /> is a collector, was 2500 trips per day. <br />
