. . <br /> 37 <br /> D. Drainage <br /> 1. A stream buffer shall be provided for a width of 50' on each <br /> side of the intermittent stream and spring. The width of the <br /> buffer shall be noted on the face of the Final Plat. <br /> Development restrictions within the buffer shall be specified <br /> in a document describing development restrictions and <br /> • requirements to -be prepared by Planning Staff and recorded <br /> concurrently with the Final Plat. <br /> E. Parkland <br /> 1. Cash in the amount of $1208.00 ($7046/acre x 1/35 acre = <br /> $201.31/lot x 6 lots = $1208) shall be paid to Orange County <br /> as payment in lieu of parkland dedication. <br /> 2. The entirety of Lot A shall be irrevocably dedicated to the <br /> development association for recreation/open space use by <br /> property owners in the subdivision. The portion of Lot A <br /> located west of Homewood Drive and west of Lot 3 shall, in <br /> addition, be dedicated for use by the New Hope Improvement <br /> Association. <br /> 3. Lot A shall be deeded to the development association for <br /> recreation and open space purposes. <br /> 4. Submit a plan showing required recreation improvements in <br /> accordance with Section IV-B-7-b. Said plan and final plat <br /> shall indicate open space to be reserved for use by the New <br /> Hope Improvement Association. <br /> F. Miscellaneous <br /> 1. The Final Plat shall contain a title block and vicinity map <br /> in accordance with Section V-D-2 and V-D-3 of the Orange <br /> County Subdivision Regulations. <br /> 2. The following natural and man-made site features shall be <br /> shown on the plat: <br /> a. Intermittent Stream <br /> b. Spring <br /> 3. The following easements shall be shown on the plat: <br /> Easements for septic lines and drain fields for lots 1-6. <br /> 4. A setback of 30 feet shall be maintained as measured from the <br /> edge of right-of-way. Side yards shall be a minimum of 10 <br /> feet, and rear yards a minimum of 10 feet except where the <br /> lot line forms an exterior boundary of the subdivision, in <br /> which case the minimum side and rear setback is 20 feet. <br /> These setback requirements shall be stated on the plat, and <br /> in a document describing development restrictions and <br /> requirements to be prepared by.
