The tract being <br /> subdivided is part of a 50.33 acre lot separated by <br /> Whitfield Road with approximately 39 acres on the <br /> south side. The portion on the north side is being <br /> combined with half of an adjacent lot for a total of <br /> 15.4 acres. This tract also includes the right-of-way <br /> for Pauline Drive, an existing Class B private road. <br /> The Joint Planning Area Land Use Plan designation is <br /> Rural Residential. The property is zoned Rural <br /> Buffer. Adjacent land uses include residential lots, <br /> the New Hope Fire Station, and Duke Forest. The 1986 <br /> traffic count for Whitfield Road, which is a <br /> collector, was 2500 trips per day. <br />
