The <br /> general affordability of housing will ultimately relate more <br /> to general policies established by the County which affect <br /> overall land development patterns. <br /> A more comprehensive and effective approach to the long-range <br /> affordability of housing involves other major growth <br /> management issues being studied or discussed at this time, <br /> including watershed issues, the rural character, water and <br /> sewer extensions, and environmental impact. <br /> EXISTING ORDINANCE PROVISIONS: <br /> None. <br /> • PROPOSED AMENDMENT: <br /> 7.14.4 Affordable Housing <br /> An increase in density may be permitted for Planned <br /> Developments which provide onsite or offsite <br /> housing opportunities for low-moderate income <br /> households. A contract shall be approved by the <br /> • County Attorney and the Department of Housing and <br /> Community Development as a condition of permit <br /> approval guaranteeing that the reserved units will <br /> be occupied by qualifying households, and shall be <br /> binding for a period of not less than 15 years. <br /> Applicability <br /> 1. A 25% density bonus may be approved if: <br /> a. A minimum of 40% of the units are to be <br /> occupied by families earning less than <br /> 60% of the median area income adjusted <br /> for family size, <br /> OR <br /> b. A minimum of 20% of the units are to be <br /> occupied by families earning less than <br /> 50% of the median area income adjusted <br /> for family size. <br /> 2. Additional lots or dwelling units not to <br /> exceed 25% of the number of lots or units <br /> permitted in the zoning district may be <br /> approved if offsite land sufficient to - <br /> accommodate the number of lots or units <br />
