Statement of Justification 36 <br /> I am requesting a change in zoning for three lots in Cheeks Township( Map 31 <br /> Block A lots 9A, 11 & 17) The request is from R-1 Rural Residential District to <br /> R-4 Medium Intensity Residential . The property is designated in the Comprehensive <br /> Plan as a 10 year transition area.. Water and sewer lines currently serve the <br /> area proposed for rezoning. The property has direct road frontage on U. S. 70 <br /> for vehicular access. There is a Community Center, Community Park, and Elementary <br /> school within t mile of the property proposed to be rezoned which would serve <br /> the recreational and community service needs of the area. <br /> The area fire protection is provided by Efland Volunteer Eire Department. <br /> Police Protection is provided by Orange County Sheriffs Department. Orange <br /> Alamance Water System provides water service, and Orange County provides sewer <br /> service. (see attached letters from respective service providers) <br /> This request which will allow for medium intensity residential development and <br /> will be consistent with current zoning requirements as the lots proposed for <br /> rezoning meet the criteria outlined. <br /> The area is designated as a 10 year transition area and the existing development <br /> in the area is mixed from low intensity residential to medium intensity residential <br /> and scattered commerial,..this rezoning request will blend with the existing <br /> development. The major interstates 85 and 40 access this area and as the resulting <br /> residential growth occurs this medium intensity residential development-will also <br /> meet the needs of this population as the area becomes more urbanized. The number <br /> of units allowed under the R-4 designation and the small amount of land involved <br /> in this request will have very minimal impact on the service needed and the <br /> character of the Community,,thereby.approval of the change in-zoning. will allow <br /> .for reasonable development of my property. <br />
