Orange County Zoning Ordinance <br /> • (1) Article 12 - Landscaping & Screening <br /> (2) Article 7.20.43 - Mobile Home Parks <br /> (Landscaping & Screening Requirements) <br /> Presentation by Emily Crudup. <br /> Article 12 establishes landscaping and screening <br /> requirements that apply during site plan review. <br /> Site plans are required for Special Use Permits, <br /> including planned developments, for churches, and <br /> for building permits on non-residential lots. <br /> Last year Section IV-B-8 of the Subdivision <br /> Regulations was amended to incorporate some of the <br /> screening requirements from the Zoning Ordinance. <br /> The purpose of the proposed amendments to Article <br /> 12 is to provide more consistency between the <br /> subdivision landscape regulations and the <br /> requirements for landscaping and screening <br /> contained in the Zoning Ordinance. <br /> Portions of Section IV-B-8 have been added to <br /> Article 12 including provisions to establish tree <br /> protection areas and require a minimum number of <br /> trees on lots for which site plans have been <br /> submitted. The schedule of required buffers <br /> between land uses and the standards for those <br /> buffers have been substituted for the existing <br /> screening requirements. Illustrations of <br /> recommended buffer standards from Appendix D of <br /> the Subdivision Regulations will replace Tables <br /> 12.1 and 12.2 of the Zoning Ordinance. <br /> The proposed amendments to Article 12 will make <br /> the landscape and buffer requirements in each <br /> ordinance essentially the same. <br /> Article 7 .20.4 .J, Landscaping and Screening <br /> (Mobile Home Parks) , is the only section of the <br /> Ordinance which refers to a specific requirement <br /> contained in Article 12 . The language of this <br /> section will be amended to reflect the proposed <br /> buffer standards while maintaining the original <br /> intent of the buffer around mobile home parks <br /> described in Article 7.20.4J. <br />
