EXISTING ORDINANCE PROVISIONS: <br /> R7C-' AN SCRZ77-NG F.F.:;;=='S <br /> 4 <br /> • <br /> -e <br /> Zntent <br /> Landscaping and screening requirements are established to improve the <br /> appearance of vehicular use areas and property abutting public <br /> • <br /> rights-of-way; to require screening between nonoompatible land uses; <br /> to protect, preserve and promote the visual appeal, character and value <br /> of the surrounding neighborhood and properties; and to promote <br /> the public health, safety and welfare through the reduction of ncise <br /> nollution, air pollution, visual pollution, air temperature extremes , <br /> stormvater runoff, and glare from vehicle headlights and exterior lighting <br /> fixtures. <br /> 12.2 General Reee,4-e-e-ts <br /> Zxcluding single-family detached dwellings and duplexes, no new site <br /> development, building, structure or-vehicular use area shall hereafter <br /> be erected, constructed or used unless minimum landscaping and screening <br /> is provided as required by the provisions of this Article. <br /> No property lines shall be altered nor shall any building, structure, or <br /> vehicular use area be expanded, unless the minimum landscaping required <br /> by this Article is provided for the prcperty to the extent cf its alteration <br /> or expansion. <br /> :2.3 r-an e%:ew and. A • ' <br /> Whenever any property is affected by these landscape and screening recuire- <br /> ments, the property owner or developer shall suit a plan for review and <br /> approval by the Zoning Officer. The Zoning Officer shall follow the recuire- <br /> ments of this Article in opprov'ng or disapprovng any clan rocui-eA. herein. <br /> The contents of the plan shall include the following: <br /> 1 <br /> a. The dinensions and acreage of each let or plot or portion <br /> thereof to be built upon or otherwise used; <br /> b. The layout of the entire project , including the proposed • <br /> uses of all buildings, and its relationship to surrounding <br /> properties; <br /> . c. The layout of all off-street parking and loading areas, <br /> including the location of entry and exit points, the <br /> internal vehicular circulation pattern and the location <br /> and dimension of recuired parking and loading spaces; - - <br /> d. The location and dimensions of present and proposed streets <br /> and highways; <br /> • e. The location, name and size of all existing plant materials <br /> to be retained and prcpcsed nlanti-sgs and screenings; <br /> f. The location of walls , fences and railings and on indication <br /> of -their height and construction materials; and <br /> g.
