INII■Rm■■• <br /> 2 <br /> R1 (Rural Residential) , and a small amount of Rural <br /> Buffer. <br /> The Land Use Element maps for Hillsborough and Chapel <br /> Hill Townships must also be amended to include the <br /> boundary of the Upper Eno Watershed. There is no <br /> change to the Land Use Element plan designation <br /> proposed at this time. <br /> The requirements of the PWII Protected Watershed <br /> Overlay district are attached. A buffer of 50 feet is <br /> required adjacent to all perenial streams. Impervious <br /> surface is limited to 12 percent of the total lot <br /> area. Commericial land uses require a minimum lot size <br /> of. 80,000 square feet. Light industrial uses which are <br /> not major water users are permitted with a minimum lot <br /> size of 200,000 square feet. <br /> The proposal was presented for public hearing on May <br /> 22, 1989. There were no comments relating to the <br /> Zoning Atlas or Land Use Plan changes. There was one <br /> comment however pertaining to the calculation of <br /> impervious surface, which may be addressed in a future <br /> amendment to the Zoning Ordinance text. <br /> The Planning Board considered the amendment on June <br /> 19, 1989 and recommended approval. <br /> RECOMMENDATION: The Administration recommends approval of the <br /> proposed amendment to the Land Use Element and Zoning <br /> Atlas. <br />
