When <br /> the lot lines and stream are surveyed, the <br /> width of the easement may be reduced if <br /> approved by Erosion Control. <br /> - Orange Soil and Water Conservation Staff has <br /> reported soils with severe limitations for <br /> septic tank absorption fields and for <br /> dwellings. These soils are located along the <br /> streams and will be protected by the required <br /> drainage easements. <br /> Due to the location and size (155.53 acres) of an <br /> adjacent undeveloped parcel, the Planning Staff <br /> recommends a stubout at lot 12 across from Cortez <br /> Court. Since lot 12 does not have a perc site, <br /> the stub-out will not interfere with lot <br /> development and will facilitate future vehicular <br /> circulation. A stubout to the east will not be <br /> necessary due to the proximity and alignment of NC <br /> Highway 57 and Bacon Road (SR 1531) . <br /> The Planning Staff recommends approval of the <br /> preliminary plan for La Mesa with the following <br /> conditions: <br /> 1.
