Yes, please state your name. <br /> Mr. Zapolski: The only parcel of property that I was asked <br /> to look at was the property owned by Nello Teer. <br /> Unidentified Citizen: Mr. Collins you stated that the green <br /> area could be used for a quarry, is that correct. <br /> Marvin Collins: If the Land Use Plan designation was changed <br /> to agricultural residential, they could apply for one of two <br /> options, they could apply for a straight agricultural <br /> residential zoning then they would have to apply for a <br /> special use permit for a quarry or the other option is they <br /> could come in as a plan development, which would address <br /> zoning to AR and the special use permit for the quarry in one <br /> process. <br /> Mr. Carey: Another question in the back, please state your <br /> name. <br /> Unidentified Citizen: Would you just briefly explain why we <br /> would not be recommended in its present state for zoning but <br /> with a passage of the amendment to the Land Use Plan somehow <br /> it would be. I'm a little confused, I just wanted your <br /> reasoning for why you think it can't be used not but can be <br /> it if is rezoning. What's the difference in a house on two <br /> acres or a 7 11 store? <br /> Mr. Zapolski: I am looking at current zoning. Given the <br /> topography of that land out there. Almost all the land sits <br /> below the highway. A home at the price it would have to be <br /> built at on that location is not feasible. <br /> Mr. Carey: The next person on the list is Mr. Wayne• Phears <br /> and after Mr. Phears is Mr. Jack Tapp. <br /> Wayne Phears: I represent the Nello Teer Company and I'm <br /> hear to speak -principally to the AR designated portion of the <br /> property. As Michael Majeski explained a little earlier, <br /> Envirotek has been the coordinator for a group of people who <br /> are separate property owners out there, but who have filed a <br /> plan to make the amendment to the Comprehensive Plan because <br /> of the application made to the Comprehensive Plan. But we, <br /> in turn, each have our own separate speakers and we each have <br /> our own interest in this matter ourselves. Envirotek is not <br /> the developer, they are the coordinator. There is no overall <br /> developer at this time, because there is no re-zoning <br /> application at this time. In view of the fact that we have <br /> all the planning jurisdictions here, I have, to give a brief <br /> recital of the history of this property from Teer's stand <br />
