LUP-4--89 ENVIROTEI{, INC. <br /> Mr. Carey: At this point, I would like to open the floor for <br /> public comment. we have a list of people who have signed up <br /> and would like to call them in the order in which they occur <br /> and we'll give you an opportunity to comment and raise any <br /> questions. The first person is Mr. Michael Majeski and the <br /> second person will be Mr. Todd Zapoiski. <br /> Micheal Majeski: Good evening, My name is Michael Majeski <br /> and I'm with Envirotek of Raleigh, ' North Carolina. <br /> Envirotek, I. would like to clarify something that has been in <br /> the papers recently. Envirotek is a firm of architects and <br /> engineers that have been acting as agents for the individual <br /> property owners of the land use change request. We are not <br /> developers. I would like to begin my presentation by calling <br /> to your attention a further look at the sites that we are <br /> talking about. The site is critically located between Chapel <br /> Hill and Hillsborough, approximately half-way. i just wanted <br /> • to point that out at this time. This map is a larger edition <br /> of the map you see to your right that essentially shows <br /> existing conditions and what we're trying to illustrate here <br /> is that the site itself is predominantly Rural Residential or <br /> Agricultural in its existing state of being predominantly <br /> undeveloped.ed <br /> p One of the h things that we wou <br /> from • ld like to clarify <br /> o <br /> ur application and that is that in review of the <br /> application, and in review of the staff's review of the <br /> application, we would like to say that we believe we have <br /> made an error, or an omission, in our application, and that, <br /> our application was originally based on changing conditions <br /> only. We believe that there has been an error in policy that <br /> caused the plan to come into existence in the first place, <br /> -• - • and these are the reasons why. We would like to point out <br /> that the present plan violates fundamental principles of <br /> planning by not providing for a variety of residential • <br /> services available to. the residential areas that are <br /> developing i <br /> p g n the area. The plan does not allow for orderly <br /> provision of services to support desired residential usage of <br /> • the area. By this we mean, there are a number of residences <br /> in the area that are being built, the further away from 1-40 <br /> you get the more desirable the residential the land becomes - <br /> and there are really no services out there to support the <br /> residences.
