This proposal received public input at the <br /> April 6, 1989 Joint Planning Area, Public Hearing. <br /> BACKGROUND: This proposed amendment is submitted by <br /> Envirotek, Inc. of Raleigh, N.C. The proposal requests <br /> land use classification changes for 18 parcels of land <br /> in Chapel Hill Township. The land in question is <br /> located on the western half of the Interstate 40 <br /> interchange with New Hope Church Road. The property <br /> contains a total of 424 acres, and is bounded on the <br /> west by New Hope Creek. <br /> Currently, all property in this proposed amendment <br /> area is designated Rural Buffer on the Joint Orange <br /> County/Chapel Hill/Carrboro Land Use Plan, and is <br /> accordingly zoned Rural Buffer. <br /> The applicant is requesting that 159 acres, located <br /> near the I-40 interchange and south of New Hope Church <br /> Road, be redesignated Commercial Transition Activity <br /> Node. This change in designation would permit zoning <br /> that could introduce commercial and related non- <br /> residential land uses into this area. The node <br /> classification is also designed primarily for areas <br /> utilizing water and sewer service. <br /> Applicant further requests that 265 acres to the north <br /> of this proposed node be redesignated Agricultural <br /> Residential. This change in designation would permit <br /> a higher density of residential development, as well <br />
