Roughly 100 acres I believe, isn't that <br /> correct Michael, goes to that. 204 acres of it are in the <br /> agricultural residential zoning for the rock quarry of which <br /> a major portion of that actually remains under developed and <br /> remains forested in terms of land conservation. You all will <br /> get a chuckle out of this, let me finish, in terms of land <br /> • conservation we're actually much better at leaving you some <br /> open spaces in those areas than any other, virtually any <br /> other use you put in there. Put a subdivision in there of 1 <br /> to 2 acre. lots and come and look at the density of it. Any <br /> of you who followed our Durham application, for example, we <br /> have roughly 500 acres up there of which we were using a very <br /> minor amount 100 and some acres out of total use. The <br /> balance of it is in buffers and woodlands. We were asked <br /> earlier why we bought the Blackwood property, that's one of <br /> the exact reasons, it's going to stay in buffer and woodland. <br /> . I -would like to make one clarification which is that the <br /> staff report treats these as one big application. We don't <br /> view them that way. We have an AR application. Each <br /> individual property owner has an application. We don't treat <br /> them that way, we want the record to make it clear that we <br /> have separate applications. Secondly, there is a statement <br /> in the staff report that this property could be rezoned to <br /> AR, without having a land exchange, that is the Teer property <br /> and I wanted to ask Mr. Collins if that was correct at the <br /> present time? <br /> Mr. Collins: There is within the land use plan, what we call <br /> a land use plan zoning district matrix. The question that <br /> Mr. Phears asked is whether or not the property could be <br /> rezoned to AR at this time. Based on that matrix, there are <br /> two zoning districts which are lined with the rural buffer <br /> classification, that is AR for Agricultural Residential and <br /> R1, so rezoning is possible at this time. I would point out, <br /> however, that a public-hearing was held back in February of <br /> this year for the very purpose of changing that matrix, so <br /> that the only zoning district that would be permitted within <br /> the rural buffer for Land Use Plan designation would be the <br /> rural buffer zoning district. The Board of Commissioners <br /> will in all probability consider the change in that matrix at <br /> 'their first meeting in May. <br /> • <br /> . Mr. Phears: For the record that pending amendment has <br /> created some uncertainty on our part in connection with the <br /> application. To the extent I can request this, I wish our <br /> application, that is Teers AR application, to. be treated as a <br /> request to rezone. I recognize that the County may well not <br /> permit that, but the fact of the matter is there has been <br /> some confusion over that but for the record that is the <br /> request i do make.
