• 77 <br /> ) <br /> APPLICATION FOR CHANGE OF ZONING DISTRICT. <br /> STATEMENT OF JUSTIFICATION <br /> This application to rezone property at White Cross School <br /> is being made for three reasons. <br /> FIRST. We believe that an error was made when part of this <br /> property was zoned NC 2 on September 2. 1981. The intent of <br /> this zoning action was to place this zoning such that it <br /> encompassed the White Cross School Building. The actual <br /> placement as it occurred in the zoning atlas is beside the <br /> school ( please see Map A in this section ) . We propose that <br /> this existing NC 2 zoning be moved to the west side of the <br /> property. The current NC 2 zoning. with its current <br /> dimensions will resolve this problem ( please see Map B in <br /> this section ) . • <br /> SECOND. There is at this property a mix of residential and <br /> commercial property which is inconsistent with the intent of <br /> Orange County' s Land Use Plan. <br /> Currently, a portion of our property is zoned NC 2 and is <br /> located in the center of the White Cross Rural Community <br /> Activity Node. or BH-2. as designated by the Orange County <br /> Land Use Plan. <br /> We believe our rezoning request is consistent with and <br /> supportive of the Land Use Plan. It will not contribute to <br /> the potential of strip development and is entirely consistent <br /> with the organizing concepts of the Land Use Plan for Bingham <br /> Township. particularly item S. which' states: ". . . . development <br /> should take place in compact clusters focused on designated <br /> activity nodes separate from agricultural areas. . . . " <br /> We anticipate no negative impacts on water supply watersheds <br /> and believe that our small request is one that ". . . least <br /> disrupts current residents and land use patterns and most <br /> enhances the public benefits gained by all residents of the <br /> county. " (p 3. 11-2 of Land Use Plan) <br /> THIRD. Although we do not have any immediate plans to expand <br /> or build, we want to insure that as White Cross School <br /> continues to develop as a regional arts center that it will <br /> continue to conform to current zoning. <br /> ) <br /> As the center continues to thrive, we anticipate a need for <br /> additional property for both studio and performance space as <br /> well as increased parking. <br />
