y ,
r
3. One acre, also fronting on NC 54, located between
the two, areas described above proposed to be
rezoned from Neighborhood Commercial (NC-2) to
Local Commercial (LC-1) .
The property is located within the BH-2 Rural
Community . Activity Node as designated in the
Comprehensive Plan.
The Comprehensive Plan states that the LC-1 zone may
be applied to no more than 5.0 acres within an
activity node of rural population density. At present
there are 2 acres within the node in the LC-1 zone,
thus a maximum of an additional 3 acres may be zoned
LC-1. The applicant is proposing 1. 65 acres to be
rezoned to LC-1.
Letters have been submitted from the Orange County
Sheriff's Department, Orange County EMS, and Orange
Grove Fire Department indicating that services can be
provided.
The applicant has indicated there is a septic disposal
system existing on the property proposed to be zoned
LC-1. The rezoning request would leave approximately
6.84 acres of the total lot zoned Rural Residential.
RECOMMENDATION: The Planning Staff recommends approval of the rezoning
request.
•
