3S r
QUESTIONABLE. Again, the current situation does not yield a
population density near the standards spelled out. However,
the imminent introduction of moderate to higher density land
use on adjacent land, and the Town of Hillsborough's plans
for future utility service, make the prospect of meeting this
criteria good.
Historic and Cultural
Located away from areas where development would have a
detrimental impact on State or Federally-acknowledged
historic/Cultural sites or county-identified areas of
Public Interest. •
•
COMPLIES. As stated in the staff recommendation
for the recent University Station amendment, there are
"significant examples of transition away from rural '
agricultural uses in the area to low and moderate density
residential uses, and the proposed location of a new
elementary school at New Hope Church Road and N.C. 86 is
further testimony to that fact. While the densities of nearby
developments may not be of an urban nature, they are also not
of a rural nature. The pattern of suburban devlopment appears
to be the preferred option in this section of the County, ,
with lot sizes that may utilize urban services at a lower
overall density.
One new subdivision (Windy Sill Farms) is located directly
across University Station Road from the subject property. 'As
the County's population continues to grow at a relatively
fast clip, it is likely that this corridor between Chapel
Hill, 1-40, Durham and 1-85 will continue to see strong
development pressures.
•
6 •
•
