157 <br /> No building permit shall be issued until the required landscaping <br /> plan has been submitted and approved, and to certificate of occupancy <br /> • shall be issued until'the landscaping is completed as certified by • <br /> an on-site inspection by the Zoning Officer, unless a performance <br /> bond or other acceptable guarantee of improvements has been posted. <br /> Where site tlan aptroval by the Board of County Cammissionera or <br /> Board of Adjustment is required, neither a building permit nor a <br /> certificate of occupancy shall be issued until such approval has <br /> been granted. In the event that there are conflicting requirements <br /> within this Article,. the more restrictive shall apply. If any of <br /> the requirements contained in this Article are applicable to a <br /> ' Special Use (See Section 12.13) , the requirements must be included <br /> in the site tlan as required in Section 8.8.a. or on an attached <br /> • <br /> Landscape Plan. <br /> • <br /> 12.4 .Street Frontame Landscaping Recuirements <br /> On the site of a building or structure or open lot use providing an <br /> • off-street parking, loading or other vehicular use are, where such <br /> area will not be entirely screened visually from any point of view <br /> by an intervening building or structure, landscaping shall be required <br /> along any property boundary that abuts the right-of-way of a, street, <br /> read or highway. Such landscaping shall be provided as follows: <br /> • a. A landscaping area of ten (10) feet in depth shall be <br /> located between the abutting right-of-way and any' off-street <br /> parking, loading or other vehicular use area, except where <br /> permitted driveway openings are to be provided. <br /> b. The landscaping Area shall be planted in accordance with <br /> the following standards:. <br /> 1. One (1) tree shall be planted for each forty (40) <br /> linear feet of the landscaping area. <br /> 2. A hedge or other durable landscape material of at <br /> least three (3) feet in height shall be planted or <br /> erected within the :landscaping area so as to provide <br /> a continuous landstame-carrier. Walls may also be <br /> used where, in the opinion of the Zoning Officer, the <br /> proposed type of wall material and the proposed design <br /> would be in compliance,with the intent of this subsection. . <br /> A combination of hedge, other' durable landscape naterial, <br /> or approved wall may be utilized to form the continuous <br /> landscape barrier. • <br /> 3. All portions of the landscaping area not planted with <br /> shrubs and trees or covered by a wall or other barrier <br /> shall be planted in grass and/or ground cover, or covered <br /> by.a natural mulch of a minimum depth of three '(3) inches. <br /> 12.5 Perimhe,.al Coverage Requirements <br /> add4t4on to the reauirements of Section 12.11, peripheral landscaping <br /> • shall be provided along the side of an off-street parking, loading or <br /> othe vehicular use area that abuts adjoining property not aright-of-way. <br /> Such landscaping shall be provided-as follows: <br /> 12-2 <br /> 1 <br />
