This table is
intended to show the minimum level of screening.acceptable. However,
owners and developers May substitute equal or bettermateriala for
review and approval.
•
•
•
12.8 Description of Screens
The following basic types of screens are hereby established and are
used as the basis for the Table of Screening Requirements set forth
• in Section 12.10 . .
a, Tyue "A?: A screen that is =ague from the ground to a
• height of at least six (6) feet, with intermittent visual
obstructions from the opaque portion to a height of at least
twenty (20) feet. An opaque screen is intended to exclude
completely all visual contact between uses and to create
• a strong impression of spatial separation. The opaque screen
may be composed of a wall, fence, landscaped earth berm,
planted vegetation, or existing vegetation. Compliance of
planted vegetation will be judged on field observation.
• Suggested planting tatterns that will achieve this standard
•
are included in Figure 12.1. •
b. Tyme "s": A screen composed of intermittent visual obstructions
from the ground to a height of at least fifteen (15) feet. -
This screen is intended to partially block visual contact be-
tween uses and to create an impression of the separation of uses.
Such screen may be composed or various combinations of wall,
fence, land.scapted earth berm, planted vegetation, existing
vegetation. Compliance of planted vegetative screens or natural
vegetation will be judged on field observation. Suggested planting
patterns that will achieve this standard are included in Figure
12.2.
12.9 ' Avtlication of Screening Standard
The type of screening required, either Type "A" or Type "3", is determined
by the use which is requesting a building permit. This use is called the
"proposed use" and the other is the. "adjacent use". To determine which
• type of screening is requirea, identify the zoning district in which the
reposed use is to be located, then identify the zoning district in which
adjacent uses are located. The type of screening reouired is identified
at the intersection of the two collmns.
