1I0 <br /> Section IV-B-10-e specifies design criteria for cluster <br /> subdivisions, and refers to "Preliminary Plat" approval. <br /> The proposed amendment specifies that the criteria apply <br /> also to minor subdivision Final Plats. <br /> Similarly, Section IV-B-10-f specifies information to be <br /> submitted with an application for cluster subdivisions. <br /> The proposed amendment specifies that the requirements <br /> pertain to minor as well as major subdivisions. <br /> • <br /> EXISTING AND PROPOSED ORDINANCE PROVISIONS: <br /> II/-S. Classification of Subdivisions <br /> All subdivisions shall be considered major subdivisions <br /> except those defined as minor subdivisions in this Section. <br /> A "minor subdivision" is defined as the division of a tract <br /> of land that does not: <br /> (1) Create more than four (4) new lots, from any one (1) <br /> tract of land. <br /> Create more than five (5) lots,, including the residual <br /> acreage, from my one (1) tract of land in gny twenty- <br /> . <br /> four (24) month pgriod4, <br /> (2) Dedicate or improve any new public street other than <br /> widening an existing public street; <br /> (3) Extend public water and/or sanitary sewerage systems <br /> other than laterals to serve individual lots; and <br /> agreement, articles of incorporation and restrictive <br /> covenants pertaining to a homeowner's association, and a <br /> letter of credit or performance bond; and <br /> (4) Major subdivision application fees for Final Plats as <br /> established by the Board of Commissioners. <br />
