11 <br /> DRAFT PLANNING BOARD MINUTES 4/4/89 <br /> 21 <br /> at the expense of one individual property owner. <br /> He stated that he felt it would be an appropriate <br /> compromise to extend the node to include only Mr.. <br /> Kennedy's property and not the intervening <br /> property between Mr. Kennedy and Pleasant Green <br /> Road. <br /> VOTE: 4 in favor. <br /> 5 opposed (Yuhasz, Lewis, Boland, Eidenier, <br /> Eddleman - all had the same concern as Yuhasz <br /> presented in the above statement) . <br /> MOTION: Yuhasz moved to recommend to the Board of County <br /> Commissioners that the Land Use Plan be changed <br /> to include the subject property only within the <br /> activity node. Seconded by Lewis. <br /> VOTE: 4 in favor. <br /> 5 opposed (Jacobs, Best, Pilkey, Hamilton - <br /> preferred the Planning Staff recommendation; <br /> Eddleman - indicated he was uncomfortable with <br /> both alternatives) . <br /> (3) LUP-3-89 University Station Associates <br /> (Rural Residential/Agricultural/Resource <br /> Conservation to 10-Year Transition) <br /> Presentation by Marvin Collins. <br /> The property requested for amendment by <br /> University Station Associates is located south of <br /> the Southern Railroad on both sides of Old NC 10 <br /> (SR 1710) . The property contains 575 acres of <br /> land and is located primarily in Eno Township - <br /> although the southernmost boundary crosses into <br /> Chapel Hill Township. The property fronts on New <br /> Hope Church Road for a distance of 2900 feet and <br /> Old NC 10 for 4920 feet. <br /> The are is currently zoned R-1 Residential and is <br /> shown as Rural Residential-Agricultural use and <br /> Resource Conservation in the Land Use Element of <br /> the Comprehensive Plan. The proposed amendment <br /> to the plan would reclassify this site to the 10- <br /> Year Transition plan category. This amendment <br /> would apply to both the Eno Township and Chapel <br /> Hill Township components of the Plan. The <br /> purpose of this request if to allow the applicant <br /> to make application for approval of a planned <br /> residential community. <br /> This matter was presented at public hearing on <br />
