. <br /> ' ORANGE COUNTY PLANNING DEPARTMENT <br /> - 306F REVERE ROAD <br /> _ HILLSBOROUGH, NORTH CAROLINA 27278 <br /> i,.n .,e <br /> , r, .. <br /> . ..___ <br /> ,,, . <br /> MEMORANDUM <br /> TO: Tara Pikes . <br /> Housing & Communi De lopment Director <br /> FROM: Marvin Collins <br /> Planning Director <br /> DATE: February 21, 1989 <br /> SUBJECT: Orange County CDBG Block Grant <br /> I have contacted the Town of Hillsborough to determine <br /> if the proposed improvements are in compliance with the Town <br /> of Hillsborough Land Use Plan and Zoning Ordinance. <br /> The zoning of the property in the improvement area <br /> varies. All of the lots along the north and south of Rencher <br /> Street are zoned Residential 10 (R-10) for single family <br /> houses. The R-10 zone covers the rest of the improvement <br /> area south of Rencher Street except in the area of ,lack's <br /> Quick Lunch at the northwest corner of NC 86 and US 70. This <br /> corner is zoned General Commercial. The houses north of the <br /> lots along Rencher Street are zoned Residential-40 (R-40) and <br /> are also single family residential. <br /> The proposed improvements comply with the adopted <br /> Hillsborough Land Use 'Plan in several ways (see attached) . <br /> First, goal 5 of the Hillsborough plan indicates that general <br /> improvement of the area by Community Development efforts are <br /> encouraged and extended as a Town goal. The Land Use Plan <br /> also states that it is an objective of Hillsborough to <br /> provide housing assistance to its residents in need. These <br /> two statements along with goal number 4, which encourages <br /> residential development on water and sewer indicates that the <br /> proposed improvements are in compliance with the adopted <br /> Hillsborough Land Use Plan and Housing Element. <br /> I <br /> : <br />
