The configuration of the remaining <br /> lot, area meets dimensional requirements for a <br /> residential zoning lot. Thus, two principle <br /> structures could be permitted on the existing lot - <br /> one on the commercially-zoned area, and one on the <br /> residentially-zoned area. <br /> Access to the property would be directly from NC 54 <br /> which is designated as an arterial in the Orange <br /> County Comprehensive Plan. The latest traffic count <br /> is a 1984 count indicating 6,000 vehicles per day on <br /> NC 54. Traffic generation would vary based on the <br /> commercial use proposed and the size of the proposed <br /> building. <br /> The rezoning is consistent with the Comprehensive Plan <br /> since this property is located in a Rural Neighborhood <br /> Activity Node. <br /> The proposed rezoning was considered at the February <br /> 27, 1989 Public Hearing. Mr. Greg Shepard, <br /> representing the applicant, spoke in favor of the <br /> rezoning. There were no other comments at the <br /> meeting. <br /> The Planning Board recommended approval of the <br /> rezoning at their meeting on April 4, 1989 with no <br /> discussion. <br /> RECOMMENDATION: The Administration recommends approval of rezoning the <br /> property from Agricultural Residential to Neighborhood <br /> Commercial-2. <br />
